Briefing & Surveys Phase
This marks the commencement of your project, a critical point to establish key ideas and gain insights into the building and its surroundings. Grayara Designs extends an initial free consultation and site visit, facilitating discussions regarding your project brief. During this stage, we provide valuable advice concerning design, planning considerations, statutory requirements, construction aspects, and anticipated costs. Additionally, we offer a range of services, including:
- Feasibility Studies
- Measured Surveying
Concept & Initial Design Development Phase
At this stage initial design thinking and options are developed and tested until we have come to a design that suits both your needs and is aesthetically pleasing. Also offered:
- Concept design development
- Early coordination with other consultants
Planning Phase
The primary objective during this stage is to prepare and submit a comprehensive planning application, aiming to secure approval. However, this phase can encompass various other areas of the project as well. These may include tasks as straightforward as producing a drawing package or addressing other aspects relevant to the project including:
- Further design development if required
- Planning drawings (and Architectural reports)
- Materials and finishes selections
- Extended coordination with other consultants
- 3D modelling if required
- Planning and Listed Building applications
Building Warrant Phase
Once planning is granted, we will work on the technical aspect of the proposal. Building warrant drawings contain information of a much greater complexity and detail. Drawings produced here are to a level that is fully compliant with current building regulations and can be used to price and build from. Also offered:
- Technical building warrant drawings
- Architectural specifications & schedules
- Contractor selection & appointments
Construction Phase
The final push towards completion.
During construction Grayara Designs can be still be appointed, although we don't provide site management, we are still able to help manage the quality, time frames and any site queries that may occur during the build, this can be in the form of:
- Site inspections & regular checking in with clients
